Lot size is ALWAYS a factor! Don't assume that just because you own the whole lot that you can build on it the way that you want. Often times city codes come into play that most home owners are compeltely unaware of. We have run into this more than once that clients choose a plan that does not fit on the tiny city lot due to municipal regulations for setbacks etc. You will want to make sure that you are fully aware of the local municipal building regulations for your specific lot.
